Blocked Drains & Hidden Manhole at Northfields Avenue
Rapid Drainage & Plumbing attended a commercial premises on Northfields Avenue, Ealing, following problems with the drainage system.
During our investigation, we identified an old inspection chamber in the rear external area that had become completely buried beneath soil, vegetation and established root growth, making normal access to the drainage system impossible.
Our engineers carefully cleared the surrounding area and exposed the concealed manhole cover, allowing the chamber to be opened and the drainage system properly investigated.
Once access was gained, substantial root growth was found around the chamber and drainage route, requiring further investigation to establish where roots were entering or affecting the underground pipework.
Finding and exposing hidden drainage access points can be essential before an accurate diagnosis or repair can be carried out.

Tree roots are a common cause of drainage problems in established residential and commercial areas such as Northfields, Ealing and West London, particularly where older clay drainage systems run close to mature trees, hedges and heavily planted gardens.
Rapid Drainage & Plumbing attended this commercial property on Northfields Avenue to investigate problems with the drainage system. During the investigation, our engineers located a previously concealed inspection chamber that had become buried beneath soil and vegetation.
After carefully exposing the chamber, we were able to gain access to the underground drainage system and continue the investigation. Significant root growth was present around the chamber and drainage route.
Tree roots do not normally penetrate sound, properly sealed drainage pipes simply because a tree is nearby. Problems generally occur where roots can exploit an existing weakness such as a displaced clay joint, fracture, damaged connection, open joint or other defect. Once roots gain access to a drain, they can continue growing inside the pipe and restrict the flow of wastewater.
Root ingress can initially appear to be an ordinary blocked drain. The drain may be cleared and begin flowing again, but if the underlying point of root entry remains untreated, the roots can return.
Depending on the condition of the drainage system, signs of root ingress can include slow-draining toilets and sinks, recurring blockages, backing-up wastewater, gurgling pipework, overflowing external drains and repeated problems in the same section of pipe.
For this reason, where significant root ingress is suspected, simply clearing the immediate blockage may not provide a permanent solution.
Once suitable access has been established and the drain is sufficiently clear, a CCTV drainage inspection can be used to examine the internal condition of the pipework.
Our drainage cameras allow us to investigate where roots are entering and identify associated defects such as displaced joints, fractures, cracks, damaged connections or deteriorated sections of pipe.
This is particularly important before recommending structural repairs. Rather than automatically replacing or lining an entire drainage run, the objective is to establish where the actual defects are and repair the affected sections where appropriate.
Where roots have entered the drainage system, specialist mechanical cutting equipment and high-pressure water jetting may be used to remove root growth and restore the internal diameter of the pipe.
The appropriate method depends on the pipe material, diameter, condition and severity of the root ingress.
Removing the roots is only part of the process. Where CCTV inspection identifies a structural defect that has allowed roots to enter, repairing that defect can help prevent the same problem from repeatedly returning.

Where the existing pipe remains suitable for rehabilitation, excavation may not always be necessary.
Rapid Drainage & Plumbing carries out targeted structural patch repairs and other no-dig drainage repairs using appropriate repair systems. A structural repair can seal an identified defective section from inside the existing drain, depending on the nature and position of the defect.
Targeted repairs can be particularly useful where damage is beneath buildings, driveways, patios, landscaped gardens or other areas where excavation would cause significant disruption.
Where excavation is the appropriate solution, we can also expose and replace damaged sections of drainage and reinstate the affected area as required.
This Northfields Avenue job also demonstrates another problem we regularly encounter across London: buried or concealed drainage access points.
Over many years, inspection chambers can disappear beneath landscaping, extensions, paving, decking, soil or vegetation. In some properties, owners and occupiers may not even know that a manhole exists.
Locating and reopening these chambers can provide essential access for CCTV surveys, drain cleaning, root cutting and structural repairs and can avoid attempting to work from unsuitable access points elsewhere in the system.
Commercial drainage problems can cause significant disruption, particularly for shops, restaurants, offices and other businesses that depend on toilets, sinks and wastewater systems remaining operational.
Rapid Drainage & Plumbing provides drainage investigation, cleaning and repair services for commercial and residential properties throughout Northfields and the surrounding Ealing area.
Our drainage services include CCTV drain inspections, high-pressure water jetting, root cutting, drain descaling, structural patch repairs, no-dig repairs, drain excavations, collapsed drain repairs, manhole repairs and emergency drain unblocking.
From our West London base, Rapid Drainage & Plumbing regularly carries out drainage work throughout Northfields W13, Ealing W5, West Ealing W13, Hanwell W7, South Ealing W5, Ealing Common W5, Acton W3/W4, Brentford TW8 and Chiswick W4, as well as surrounding parts of West London.
Whether the problem involves tree roots, recurring blockages, damaged clay pipes, a collapsed drain, a hidden manhole or an unidentified underground drainage defect, we can investigate the system and recommend appropriate remedial work based on what is actually found.
If you are experiencing recurring drainage problems and suspect tree roots may be involved, Rapid Drainage & Plumbing can investigate the drainage system and determine the appropriate next step.

Yes. Roots can enter drainage pipes through existing defects such as displaced joints, cracks, fractures or damaged connections. Once inside, they can grow through the pipe and catch waste, contributing to recurring blockages.
A CCTV drain inspection is normally the best way to confirm root ingress and identify the point where roots are entering the drainage system.
Often, yes. Depending on the condition of the pipe, specialist root-cutting equipment and high-pressure water jetting can remove roots internally. The underlying defect should then be assessed to determine whether a structural repair is required.
They can. If roots are simply cut away but the defective joint, crack or opening remains, new root growth may eventually enter through the same location.
In suitable circumstances, structural patch repairs or other no-dig techniques can repair individual defects from inside the existing pipe. Excavation may still be required where a pipe has collapsed or is unsuitable for rehabilitation.
Yes. This Northfields Avenue job is a good example. The inspection chamber had become concealed beneath dense undergrowth, soil and established root growth and had to be located and exposed before proper drainage access could be obtained.
