Drain Diversions & New Sewer Connections Across London

Rapid Drainage and Plumbing carries out drain diversions, manhole relocations and new sewer connections throughout London. We work with homeowners, builders and property managers where existing drainage needs altering for an extension, refurbishment or a problem discovered beneath a property.

Our work includes removing internal manholes, installing accessible external inspection chambers, replacing underground pipework and diverting drains to a new connection point. Where a project involves a Thames Water public sewer, we can help coordinate the proposed works and permissions required for the connection.

Surbiton Case Study – A Manhole Discovered Inside an Extension

The customer purchased this Surbiton property without a pre-purchase drain survey. An existing manhole was subsequently discovered inside the extension, requiring a planned drainage diversion.

We removed the internal manhole and rerouted the connected drainage to a new external inspection chamber. The old sewer connection was capped off, and a new connection was made to the existing foul-water public sewer while the sewer remained live and in use.

The sewer connection work was carried out with Thames Water’s permission, and the drainage works were checked by Building Control. The photographs and drainage plan below show the layout and installation of the diverted pipework and new external chamber.

Removing the Internal Manhole and Diverting the Drains

This Surbiton project involved several drainage connections feeding an existing manhole inside the extension. The diversion needed to bring those connections together at a new external inspection chamber, providing access outside the house for future inspections and maintenance.

The drainage plan below shows the existing internal manhole marked for removal, the redundant connection to be capped off and the new routes leading to the external chamber. It also identifies the proposed Y-branch connection into the existing foul-water public sewer.

A New Connection to the Live Public Sewer

As part of the works, Rapid Drainage and Plumbing installed a new connection to the Thames Water public sewer while it remained live and in use. This was carried out with Thames Water’s permission, alongside Building Control checks on the drainage works.

The project combined internal manhole removal, new underground pipework, an external inspection chamber and a new sewer connection—replacing the previous arrangement with drainage that could be accessed from outside the property.

Drainage Surveys & Proposed Drainage Plans for Extensions Across London

Planning an extension, altering your property or dealing with a manhole already inside an existing extension? Rapid Drainage and Plumbing can carry out a drainage survey and prepare a proposed drainage plan showing how the drains and inspection chambers could be relocated.

We provide this service throughout London, helping homeowners, builders, architects and property managers understand the existing underground drainage before deciding how to alter it. From the initial investigation to excavation, drain diversion and installation of new inspection chambers, we can help plan and carry out the work.

Understand the Existing Drainage Before Building

Before an extension is designed or construction begins, it is useful to establish where the drains run, which connections they serve and where the inspection chambers are located. Underground pipework may cross the proposed building footprint or connect to a chamber that would become enclosed by the extension.

Our CCTV drainage surveys and on-site investigations can help establish the accessible drainage layout, identify visible defects and assess the connections affected by the proposed works. Where necessary, additional tracing or investigation can help locate concealed pipework and chambers.

These findings provide a basis for discussing the drainage alterations with your builder, architect and the relevant approval bodies.

Proposed Drainage Plans for Manhole Relocation

Following the survey, we can prepare a proposed drainage layout showing how the affected drainage could be diverted and where a replacement inspection chamber could be installed.

Depending on the property and project, the plan can show:

  • Existing drain routes, inspection chambers and identified connections.
  • Manholes proposed for removal or relocation.
  • Redundant pipework and connections proposed to be capped off.
  • New drainage routes serving existing toilets, soil stacks and gullies.
  • Proposed external inspection chambers with access for future maintenance.
  • A proposed new or relocated sewer connection where required.

The proposed arrangement is developed around the findings of the investigation, the building plans and the available space. This helps everyone involved understand the drainage work before excavation begins.

Removing Manholes from Existing Extensions

We also investigate properties where an extension has already been built around an existing manhole. This may come to light during refurbishment, after a blockage or when a new owner lifts the flooring.

Where relocation is suitable, we can plan the removal of the internal chamber and divert the connected drains to a new external inspection chamber. The work needs to account for all connections entering the old chamber, the available drainage levels and the route to the downstream sewer.

Our Surbiton case study on this page shows this type of project: an internal manhole was removed, the drainage was diverted to a new external chamber and a new connection was made to the live public sewer with Thames Water’s permission.

From Survey and Planning to Installation

Rapid Drainage and Plumbing can provide the initial drainage investigation, proposed layout and a quotation for the installation works. Once the scope and any required permissions are agreed, we can carry out the excavation, install the diverted pipework and new chambers, and close off redundant connections.

Where public sewer work is involved, the proposed connection and the relevant water company’s requirements need to be addressed as part of the planning. We can help coordinate the drainage details with your project team and arrange for the works to be available for the required inspections.

Does a Manhole Need Moving Before Building an Extension?

If an existing manhole falls within the footprint of your proposed extension, investigate the drainage before construction begins. For drainage covered by Thames Water’s build-over requirements, the manhole must be relocated rather than enclosed within the new building. Thames Water explains that internal manholes are not permitted because of odours and increased flooding risk. Thames Water

Why an External Inspection Chamber Is Preferable

An accessible outdoor chamber allows drainage inspections, blockage clearance and maintenance without opening a cover inside your home. When planning a diversion, we aim to position the replacement chamber outside the building footprint, with practical access for future work.

Drainage Plans, Permissions & Building Control

The proposed arrangement should account for the existing connections, drainage levels, foundations and future access. Private drainage alterations and public sewer works have different requirements, so the ownership of the affected drainage needs establishing first.

Thames Water’s application guidance requires existing and proposed drainage layouts, together with drawings showing the relationship between the sewer and proposed foundations. Building Regulations guidance in Approved Document H also covers underground drainage, manholes and inspection chambers. Thames Water

Rapid Drainage and Plumbing can survey the existing drainage, arrange proposed diversion plans and carry out the agreed installation works throughout London, coordinating with your builder, architect, Building Control and Thames Water where required.
