Homebuyer CCTV Drain Survey – November
Rapid Drainage & Plumbing was instructed to carry out a pre-purchase CCTV drainage survey at this property on Emlyn Road W12.
The purpose of the survey was to assess the condition of the below-ground drainage system and identify defects that could potentially result in significant repair costs following purchase.
Our CCTV investigation identified serious defects within the drainage system, including a collapsed section of pipework in close proximity to the property foundations.
The findings were documented and recommendations for remedial works were provided before the purchaser proceeded with the property.

Returning in May – Major Drainage Repair Works
Following completion of the property purchase, Rapid Drainage & Plumbing returned to Emlyn Road in May to carry out the recommended drainage repairs identified during the original homebuyer CCTV survey.
Excavation works were undertaken to expose the defective drainage, including the collapsed section located close to the property foundations.
The damaged drainage was removed and replaced, with a new settlement rest bend and new gully installed, together with the associated pipework and structural drainage repairs required to restore the system.
Once the repairs were completed, the drainage system was tested to confirm satisfactory flow and operation before the excavated areas were reinstated.

Returning in May – Major Drainage Repair Works
One Month After Moving In – Bad Odours Lead to Further Investigation
Approximately one month after moving into the property, the new owners contacted Rapid Drainage & Plumbing after noticing persistent foul drainage odours coming from the cellar.
As we had previously carried out the homebuyer CCTV drainage survey, we returned to undertake further investigation and trace the source of the smell.
Further inspection identified additional problems with the drainage installation within the property, requiring sections of the system to be opened up and investigated before the necessary repairs could be completed.
Collapsed Drain at the Property Foundations
Further investigation confirmed a collapsed section of drainage pipework immediately adjacent to the property foundations.
Due to the position of the defect, the repair required careful planning to avoid unnecessary disturbance to the surrounding foundations and building structure.
The damaged section was prepared and repaired using a structural WRC-approved no-dig patch repair, restoring the integrity of the drainage pipe without the need for extensive excavation around the foundations.
Following completion, the repaired section was checked to confirm the drainage line was structurally sound and operating correctly.
