Buying a Property with a Septic Tank or Sewage Treatment Plant?

Many rural and semi-rural properties are not connected to the public sewer network and instead rely on a septic tank, sewage treatment plant or other private drainage system.

When purchasing a property, defects within these systems may not be obvious during a standard building survey. Problems with the tank, treatment plant, connecting drainage, discharge arrangement or drainage field can potentially result in significant repair or replacement costs after completion.

A specialist pre-purchase private drainage survey gives you a clearer understanding of the system before you become responsible for it.

Understand the private drainage system, its condition and potential future costs before you complete your purchase.

What Our Pre-Purchase Survey Includes

1 — Septic Tank / Treatment Plant Inspection

Visual inspection of accessible components to assess condition, operation and signs of deterioration, leakage or other defects.

2 — CCTV Drainage Survey

CCTV inspection of accessible incoming and outgoing drainage to identify fractures, displaced joints, root ingress, blockages and structural defects.

3 — Drainage Field & Discharge Investigation

Assessment of the visible discharge arrangement and accessible drainage field/soakaway areas for signs of potential problems.

4 — Pumps, Blowers & Alarms

Where fitted and accessible, inspection of treatment plant pumps, blowers, alarms and associated equipment.

5 — Maintenance & System Information

Review of available servicing, desludging and maintenance information supplied with the property.

6 — Detailed Written Report

Photographs, findings and recommendations explaining defects identified and any further investigation or remedial work we recommend.

Know what you're taking responsibility for before you complete the purchase.

Buying a Property with Private Drainage – Know Your Responsibilities

Private drainage systems are subject to Environment Agency rules

Septic tanks and small sewage treatment plants in England are subject to the Environment Agency's General Binding Rules.

When a property with a private sewage system is sold, information about the system should be provided to the new owner/operator, including its location, type, maintenance requirements and available maintenance records.

A pre-purchase survey can help you understand the physical condition of the system and identify issues that may require further investigation, maintenance, upgrading or replacement.

Before buying, establish:

✓ What type of system is installed

✓ Where the tank or treatment plant is located

✓ Where the system discharges

✓ Whether maintenance/service records are available

✓ When it was last emptied/desludged

✓ Whether pumps, blowers and alarms operate where fitted

✓ Whether there are visible signs of leakage, overflow or poor drainage

✓ Whether further investigation or upgrading may be required

Important for Property Buyers

A septic tank must not discharge directly to a watercourse under the General Binding Rules. Where a private drainage system does not meet the applicable requirements, remedial work or a replacement system may be necessary.

Our survey provides a condition assessment and identifies matters requiring attention. It is not a statutory environmental compliance certificate.

Problems Found? Rapid Can Provide the Solution

If our pre-purchase survey identifies a failing, damaged, unsuitable or ageing private drainage system, Rapid Drainage & Plumbing can provide recommendations and quotations for the necessary remedial works.

From repairing damaged connecting drainage to replacing an existing septic tank with a modern sewage treatment plant, we can manage the work from investigation through to installation and completion.

Why Have a Pre-Purchase Private Drainage Survey?

Why Have a Pre-Purchase Private Drainage Survey?

Problems with septic tanks, sewage treatment plants and private drainage can be expensive to correct once you have completed your purchase.

Identifying defects before completion allows you to understand the condition of the system, investigate potential repair or replacement costs and make a more informed decision before taking responsibility for the property.

A specialist survey could identify thousands of pounds of potential remedial work before the property becomes your responsibility.

Does the Existing System Meet Current Requirements?

When purchasing a property with a septic tank or private sewage treatment system, it is important to establish not only its physical condition, but whether the existing drainage and discharge arrangement meets the applicable requirements.

Older properties may have ageing septic tanks, unsuitable discharge arrangements, damaged drainage fields or systems that require upgrading or replacement.

Where our pre-purchase survey identifies that the existing system requires upgrading, Rapid Drainage & Plumbing can design and install a suitable replacement sewage treatment system following completion of the property purchase.

This means the system can be investigated before you buy, with the required remedial or replacement works planned and costed in advance.

Buying a property that requires a new sewage treatment system?

We can survey the existing installation, provide a detailed quotation before completion and carry out the replacement works once you take ownership.

✓ New sewage treatment plant installation

✓ Septic tank replacement & upgrades

✓ New drainage fields & associated drainage

✓ Excavation, installation and reinstatement

Frequently Asked Questions About Septic Tank & Sewage Treatment Plant Surveys

Then add these questions as separate expandable boxes if your builder allows it:

Do I need a septic tank survey before buying a house?

A standard building survey may not provide a detailed assessment of the septic tank, sewage treatment plant or underground private drainage system. A specialist pre-purchase survey can help establish the condition of the system and identify defects or potential remedial works before you complete your purchase.

How do I know if a septic tank meets current requirements?

The requirements depend on how the system operates and where its discharge goes. As part of our investigation we can assess the visible arrangement and highlight issues requiring further investigation, upgrading or replacement. Where necessary, additional environmental or regulatory advice may also be required.

What happens if you find problems during the survey?

We provide clear findings and recommendations. Rapid Drainage & Plumbing can also quote for many of the required repairs, drainage works or system upgrades, giving the buyer an indication of potential costs before completing the purchase.

Can you inspect the underground drains as well as the septic tank?

Yes. CCTV inspection of the associated private drainage can identify problems including displaced joints, fractures, root ingress, scale, blockages, defective connections and collapsed pipework.

Can you install a new sewage treatment plant if the existing system needs replacing?

Yes. Where replacement or upgrading is required, Rapid Drainage & Plumbing can provide a quotation for a new sewage treatment plant and associated drainage works. The installation can then be planned for after the purchaser takes ownership of the property.

Can I still buy a house if the septic tank needs replacing?

Potentially, yes. Identifying the problem before completion means you can understand the likely works and costs involved before taking responsibility for the property. A quotation for the required remedial works can also be useful when discussing the findings with your surveyor, solicitor or other professional advisers.

What is the difference between a septic tank and a sewage treatment plant?

A septic tank primarily separates and partially treats wastewater before the liquid effluent passes to an appropriate disposal system. A sewage treatment plant provides additional biological treatment before treated effluent is discharged through an appropriate arrangement.

Do you survey properties outside London?

Yes. We cover a wide area across London and the South East, including Surrey, Berkshire, Buckinghamshire, Oxfordshire, Hertfordshire and West Sussex. See our postcode coverage above or contact us with the property postcode.

Should the survey be carried out before exchange or completion?

Where possible, having the private drainage investigated before becoming legally committed to the purchase gives you more opportunity to understand any significant defects and likely remedial costs. Your solicitor or conveyancer should advise you on the timing of the survey in relation to your individual purchase.
